This is the standard checklist for a recurring cleaning. Nothing on it is an upcharge. Deep cleans and move-outs add everything in the last column.
Add-ons by request: interior windows, laundry and folding, dishes, closet and pantry organizing, garage sweep-out, refrigerator purge, basement and finished-attic cleaning, and pet-heavy hair removal. We bring everything — vacuums, microfiber, and EPA Safer Choice products that are safe around kids and pets. Fragrance-free available on request.

Pricing
Flat rates by square footage, so you know the number before you pick up the phone. Most homes are quoted on the call in about ten minutes — no one has to come walk through your house first. These are the rates for scheduled cleaning; a single one-time clean is 25% more.

The typical 3–4 bedroom colonial. Extra bathrooms and finished basements are included.
Larger homes get a bigger crew so the visit still finishes in one day.
Estates and multi-wing homes get a free walkthrough and a quote built around the floor plan.
Your quote holds unless the house turns out to be very different from what we talked about — and if that happens, we call you before we start rather than surprising you on the invoice. Homes over 3,000 sq ft, move-outs, post-construction and commercial jobs get a free walkthrough first, since those are the ones worth seeing in person. One-time cleaning is the tier rate plus 25%. Deep cleans and move-out cleans start at roughly double the tier rate, since they include the whole deep-clean column of the checklist — inside cabinets, oven, fridge, baseboards and windows. Offices and commercial spaces are quoted per visit based on square footage and frequency. No contracts, no cancellation fees, and no charge for supplies. Travel is free throughout our core area; farther out we'll tell you on the call if there's a trip charge.

We price by square footage: $195 per visit for homes up to 2,000 sq ft, $295 for 2,000 to 3,000 sq ft, and $395 for 3,000 to 5,000 sq ft. Homes over 5,000 sq ft are quoted custom. Most homes are quoted flat over the phone, no visit required. Those rates apply to scheduled cleaning; a single one-time clean is 25% more, and deep cleans and move-outs start at about double. Every quote is flat and in writing before we schedule anything.
For most homes, no. Tell us the square footage, how many full bathrooms, whether there are pets, and roughly when it was last cleaned professionally, and we'll give you a flat price on the phone. That price holds unless the house is very different from what we discussed, and if that happens we call you before we start — we never change the number on the invoice. Homes over 3,000 sq ft, move-outs, post-construction jobs and commercial spaces do get a free walkthrough first, because those vary too much to quote blind.
Yes. The rates on this page are for scheduled cleaning — weekly, biweekly or monthly — and a single one-time visit runs 25% more. A home on a schedule never gets far enough ahead of us to need the extra hours, so we can charge less for it. There's still no contract either way, and you can stop or skip visits whenever you want.
Most clients aren't. You can leave a key, give us a garage or lockbox code, or let us in and head out. Whatever you choose, the same crew handles your home every visit, and access details stay with the two of us.
Yes — general liability and bonding, with certificates available on request. Everyone who enters your home is a background-checked employee, not a subcontractor sent from an app.
Call or text and tell us exactly which room or surface. We'll go over it with you, and it gets handled on the next visit — usually it means adjusting how we're running your house, not that anyone rushed. You're dealing with the owner directly, not a call center.
Everything — vacuums, microfiber, mops and cleaning products. We use EPA Safer Choice products that are safe around kids and pets, and we'll go fragrance-free or use your preferred products if you'd rather.
